Chimney surveys for homes and businesses in Foley Park
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about flashings pulling away from the stack and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.
Around Foley Park, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Rendered stacks
What’s behind the render cannot be seen without removing some, so the report explains what we could and couldn’t assess.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
Roofs, chimneys and gutters in Foley Park
Stoneacre, about 2.9 miles south-east, is one of the historic houses in the wider area around Foley Park. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Maidstone East station, a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for example near The Mall Maidstone, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions from Foley Park
Do you cover smaller places like Foley Park?
Yes, Foley Park is on our map. A small place gets exactly the same survey as a big one.
I let a flat near Maidstone East station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How do you inspect a chimney without scaffolding?
We inspect from wherever is safe: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Can you survey a chimney stack we share with next door?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.

Common roof problems in Foley Park
TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
People normally book a survey after spotting one of these:
- Disused chimneys trapping moisture
- Damp on a chimney breast inside
- Cracked or missing flaunching
- Worn or missing pointing
Take a building like St Paul's Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a smaller place like Foley Park, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Leave a clear route to the loft
- Let us know about any leaks, stains or damp patches you know of
- Tell us about parking before the day

Tips from our surveys
These tips come from what we see on roofs every week:
- Use the report as a baseline for future checks
- Don’t use a ladder to reach the stack yourself
- Photograph damp patches with the date
- Remove aerials or dishes from the stack if they’re no longer needed
You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.
Make sure fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
