How a chimney survey works in Weavering

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed signs that a stack is leaning and damaged chimney pots and cowls, a survey will tell you what’s going on, on shared and party-wall stacks, flaunching and lead flashings alike.

Trees around homes in smaller places like Weavering drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Checks on boilers, fires or their flues
  • Whether the flue is safe to use
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They tend to crack, so we check them closely.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it is adequate.

Your questions about chimney surveys in Weavering

Can a landlord with a rental near Bearsted station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you cover smaller places like Weavering?

Yes, Weavering is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you check the chimney is safe to use with a fire?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

The survey, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it normally takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. With a bit of garden around a house, as there often is around Weavering, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Jot down any questions you want answered
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Blocked gutters on homes around Weavering overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Every price we give includes VAT. Chimney survey starts from £150, including VAT. You will know the exact price before you book.

Chimney surveys around Weavering

With Stoneacre about 1.7 miles south-east, Weavering sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near Holy Cross Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Bearsted station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Do you need a chimney survey in Weavering?

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Problems we come across often include:

  • Flaunching that has broken away
  • Signs that a stack is leaning
  • Unused flues sealed without airflow
  • Flashings pulling away from the stack

Shop and office owners around The Mall Maidstone may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
