Gutter Survey in Weavering
Wondering about the gutter at a property in Weavering? We carry out gutter surveys in Weavering and across Kent.

- Sagging gutters and loose brackets
- Leaking or loose downpipes
Gutter survey in Weavering: what you get
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. We survey valley gutters, fascias and soffits and eaves gutters, and the problems we are asked to look at most are downpipes that are split or coming away and hoppers and outlets full of debris.
Around Weavering, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Gutter surveys around Weavering
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Weavering has a long history of building, with Stoneacre about 1.7 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
Take an older house close to Holy Cross Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Bearsted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around The Mall Maidstone may find that a dated report on the roof is useful for planning and for any lease discussions.

Why act early in Weavering
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. Our survey covers whatever is safely visible and records it with photos. With lower homes, common in places like Weavering, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

How the survey works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Weavering, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Note where any stains or damp appear
- Make a note of anything you’d like us to look at
- Leave a clear route to the loft

What you can safely check yourself
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Weavering questions
Does a conservation area affect roof work in Weavering?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can a landlord with a rental near Bearsted station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Do you work in Weavering?
Yes. We carry out gutter surveys in Weavering.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait, because the walls take the water.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.
