Flat roof survey in Weavering
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Common reasons to book are blisters and bubbles in the covering and failed upstands where the roof meets a wall, on upstands and outlets, GRP fibreglass and mastic asphalt.
Flat roofs in smaller places like Weavering can be more exposed, particularly where nothing shelters them, so wind catches loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away, along with water that sits after rain. Standing water that lingers for days after rain is another sign worth watching for.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Honest limits
Some things cannot be seen without opening up the roof, and that sets some limits:
- An exact number of years the roof has left
- Fragile surfaces, which we don’t walk on
- Hidden layers beneath the covering

What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Being in a smaller place like Weavering doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Make sure the loft hatch can be reached
- Unlock side gates and any roof access doors
- Have any paperwork from past roof work to hand
Arrange a survey
Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.

Why it is worth a survey now in Weavering
Standing water on a flat roof rarely sorts itself out. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. On a bungalow or cottage around Weavering, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Flat roofs in Weavering
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. About 1.7 miles south-east lies Stoneacre, a reminder of how long the area around Weavering has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you live in an older home near Holy Cross Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Shop and office owners around The Mall Maidstone may find that a flat roof over a business is out of sight and out of mind until it leaks. If you let a flat or house near Bearsted station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Useful tips for Weavering property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Note the date and type of any roof work
- Look for standing water a day after rain
- Ask contractors to protect the roof if they work on it
- Ask whoever fits equipment on the roof to make good the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It’s written in plain English, with a photo of each defect, so anyone reading it can see what we saw.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
What you can safely check yourself
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
