Flat roof surveys for homes and businesses in Grove Green

Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are gaps at upstands and abutments and blisters and bubbles in the covering, across upstands and outlets, felt flat roofs and EPDM rubber.

In smaller places like Grove Green, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours for a house, and more on a big or complicated roof. Parking around Grove Green is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Grove Green: your questions answered

Will you come out to Grove Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Grove Green is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, and larger roofs are quoted for their size.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Look for standing water a day after rain
  • Have the roof looked at again after a severe storm
  • Keep clear of rooflights and fragile roof sheets
  • Check ceilings under the roof for damp patches

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Common roof problems in Grove Green

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

A survey can pick up problems like:

  • Outlets that hold water back
  • Loose or cracked edge trims
  • Standing water left after rain
  • Water getting in at rooflights

If your home is one of the older ones in the streets near Church of St Luke, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • What follow-up you get after the report
  • Whether VAT is added on top
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What we look for on each type of roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Local flat roofs in Grove Green

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Grove Green has a long history of building, with Stoneacre about 2.5 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Bearsted station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places such as The Mall Maidstone, flat roofs over shops and units are easy to forget until water comes through a ceiling.

  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
