Foley Park questions
Do you carry out roof surveys in Foley Park?
We do. The survey and report are the same in Foley Park as anywhere else.
Will you come out to Foley Park?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.
Do you go up onto the roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.
Flat roof surveys for homes and businesses in Foley Park
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That’s why we check every detail across the roof, not only the area above the stain, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are blistering in felt or asphalt and outlets choked with leaves and silt, on mastic asphalt, single-ply membranes and felt flat roofs.
In smaller places like Foley Park, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical home, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Foley Park is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Make sure pets are kept safely away
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
Related advice
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Rented homes, blocks and businesses
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.
Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.
Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Hidden layers beneath the covering
- Parts of the roof that aren’t safe to walk on or view
- Whether the deck or joists are strong enough
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What our survey covers.

What a flat roof survey looks like in Foley Park
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses like Stoneacre, about 2.9 miles south-east, show how far back building in the area around Foley Park goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you run a business near The Mall Maidstone, a flat roof over a business is out of sight and out of mind until it leaks. Anyone responsible for a site like St Paul's Infant School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Maidstone East station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What a survey costs
To price your survey, we look at:
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.
Booking your survey
When you call or email, these details help:
- Whether there’s a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Your timetable, such as an exchange date
Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Never stand on rooflights or fragile sheeting
- Plan a survey before the covering reaches the end of its usual life
- Check ceilings under the roof for damp patches
- Check the outlets after the leaves fall
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
