Gutter survey in Grove Green: what you get
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, fascias and soffits and outlets and hoppers, and common reasons people get in touch are water spilling over the gutter edge and blocked outlets and hoppers.
In a smaller place like Grove Green, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When to book a survey in Grove Green
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
Signs worth acting on include:
- Overflowing eaves gutters
- Choked outlets or hopper heads
- Leaks at the gutter joints
- Gutters packed with leaves or moss
For businesses in and around places such as The Mall Maidstone, a roof report helps plan work around trading rather than after a leak.
What to check before booking
- Their insurance cover
- Their track record with similar roofs
- What’s outside the scope of the survey
- Whether any drone flown is registered with the CAA
When you need someone else
It is a careful look at the gutter, not the whole story. Its limits include:
- Damage hidden inside walls or behind boards
- Asbestos testing of old gutters, downpipes or soffits
- Parts of gutters that can’t be seen safely
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at most homes, and longer for a large or complex roof. A visit to Grove Green is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets in another room
- Make sure we can get to the back of the property

Advice
Prices for gutter surveys in Grove Green
Prices vary from roof to roof, and it comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- Any need for thermal images or a drone flight
- The roof’s overall size
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.
What to tell us when you get in touch
Before you get in touch, it helps to have:
- The kind of building and roof involved
- Access details, like a loft hatch or a shared roof
- Pictures of the roof from a safe spot, if you have them
- Any deadline, like an exchange date
To arrange a survey, phone 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
How the survey changes by roof type
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
Grove Green questions
Will you come out to Grove Green?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Grove Green is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Local roofs in Grove Green
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Stoneacre, about 2.5 miles south-east, show how far back building in the area around Grove Green goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as Church of St Luke, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Vinters Valley Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
