Pre-Purchase Roof Survey in Weavering
A roof survey before you buy a house or flat in Weavering, using drones and thermal imaging where it applies. Get in touch for a price.
- Worn or lifted lead flashings
- Standing water on a flat extension roof
- Patch repairs that may hide an ongoing problem
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.
Pre-purchase roof surveys for homes and businesses in Weavering
Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed bitumen or mortar used in place of proper repairs and sagging ridge lines or uneven roof slopes, we can find out what’s behind it, on gutters and downpipes, chimney stacks and lead flashings and valleys alike.
Houses in smaller places like Weavering can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a survey costs
We confirm the price for the job before booking. This is what makes a difference:
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- The size of the roof
- The use of thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What to tell us when you contact us
To price your survey accurately, we will ask about:
- The address and postcode of the property
- Any deadline, such as an exchange date
- The style of property, from a terrace to a block
- Where water is showing inside, if it is
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, phone 07833 053749 or email us.
Roof by roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
Gutters and parapets
Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.
Local roofs and buyers in Weavering
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Bearsted station may find that a written report helps before buying a rental or paying for a new roof on one. If you own one of the older houses in the streets near Holy Cross Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Stoneacre, about 1.7 miles south-east, is one of the historic houses in the wider area around Weavering. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
Weavering is about 1 mile east of Maidstone, in Kent. We carry out pre-purchase roof surveys in Weavering for houses, flats, blocks and commercial buildings. Across Kent, we cover Weavering.

How the survey works
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Weavering is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Leave a clear route to the loft
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we are looking at

DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Questions from Weavering
Is Weavering in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is my home in Weavering listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Which days do you carry out surveys?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.
Can you survey in bad weather?
Light rain doesn’t usually stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
How do I book a survey in Weavering?
To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.
Do you inspect the roof from on top?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Request records of any re-roofing
- Pass the findings to your conveyancer
- Let us know your exchange date when booking
- Ask who repairs the roof under the lease
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.
