About our roof leak investigation in Weavering

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey the roof space, rooflights and dormers and slate and tile slopes, and people most often book us about leaks at a dormer or roof window and water marks that spread in wet weather.

Around Weavering, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it isn’t always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How the survey works

Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. In a smaller place like Weavering, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

These tips come from what we see on roofs every week:

  • Record whether it leaks in every downpour or only some
  • Keep a photo record of the damp patch
  • Protect furniture and flooring under the leak
  • Tell us about any past repairs to the roof

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation does not block airflow at the eaves.

How the survey changes by roof type

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

What affects the price in Weavering

Not every roof costs the same to survey, and it comes down to:

  • The shape of the roof and its details
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, such as exchange
  • The property’s address and postcode

We confirm the price for the job before you book, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or drop us an email.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What a roof leak investigation looks like in Weavering

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. Stoneacre, about 1.7 miles south-east, is one of the historic houses in the wider area around Weavering. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like Holy Cross Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you run a business near The Mall Maidstone, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. If you live near a park like Vinters Valley Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Weavering is about 1 mile east of Maidstone, in Kent. Weavering is one of many places we visit across Kent. Our Kent coverage includes Weavering and the places around it.

Roof leak investigations in ME14 and ME15 work the same way as everywhere else we cover. If you need a roof leak investigation at a property on Ames Avenue, Birkdale Lane and Fauchon's Lane or a nearby road, we can survey it. We also cover the places around Weavering: Bearsted (1 mile east), Grove Green (1 mile north-west), Penenden Heath (1 mile north-west), Foley Park (1 mile north-west) and Shepway (1 mile south-west). Larger places within reach include Sittingbourne (9 miles north-east), Gravesend (13 miles north-west), Tonbridge (13 miles south-west), Faversham (14 miles east), Northfleet (14 miles north-west) and Minster (15 miles north-east).

Landmarks near Weavering

Well-known places in the area include Maidstone Carriage Museum (1.6 miles west) and The Mall Maidstone (1.4 miles west). For a walk, there is Detling Hill.

FAQs for Weavering

Is my home in Weavering listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Weavering?

Yes, Weavering is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Could my leak actually be condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

How do I book a survey in Weavering?

To book, phone 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and agree a day with you.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

How much is a survey?

Roof leak investigation starts from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
