Bearsted Roof Leak Investigation
Roof leak investigations in Bearsted from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Water coming in around a roof light or dormer
- Damp patches next to the stack
- Water through the ceiling under a flat roof
About our roof leak investigation in Bearsted
On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. If you’ve noticed damp walls below an overflowing gutter and damp on a chimney breast, a survey will tell you what’s going on, whatever the roof.
Chimney stacks on older houses around places like Bearsted can let water in, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Record whether it leaks in every downpour or only some
- Tell us about any past repairs to the roof
- Check the loft is accessible
- Let us know if there are tanks or pipes in the loft
If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.
Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
What we look for on each type of roof
Valleys
A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

FAQs for Bearsted
Do you cover Bearsted?
Yes. We cover the whole of London and South East England, and Bearsted is part of that. You can phone 07833 053749 or send us an email with the address and some details.
Is my home in Bearsted listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What does the report include?
It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Does the report include photographs?
Yes. Photos are part of every report, so you can see each point for yourself.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Could my leak actually be condensation?
It’s a common question. A leak typically shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.
What a roof leak investigation doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Water from pipes, tanks or heating systems
- Carrying out the fix
- A structural engineer’s report

How we price roof leak investigations
The price reflects the time and kit the roof needs. The main factors are:
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Which survey package you book
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.
Getting in touch

What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours, more where the leak is intermittent or the roof is large. A visit to a smaller place like Bearsted is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with your notes and photos of the leak.
- Inside, we check the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Jot down any questions you want answered
- Move anything stored under the loft hatch
- Show us where any leaks or stains appear
Booking a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

Common roof problems in Bearsted
Flat roofs fail with age and wear. Felt frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
A survey makes sense if you’ve noticed:
- Leaks that appear only in driving rain
- Leaks at a dormer or roof window
- Damp on a chimney breast
- Water marks that spread in wet weather
If you look after a building such as Thurnham Church of England Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.
Questions to ask before booking
- What the survey won’t cover
- What the report includes, and whether it has photographs
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
Bearsted roofs and the weather
Historic houses such as Stoneacre, about 1.3 miles south, show how far back building in the area around Bearsted goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in.
Landlords with a home close to Bearsted station may find that a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places like The Mall Maidstone, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
Bearsted is about 2 miles east of Maidstone, in Kent. Surveys in Bearsted work the same way as everywhere we cover: a proper look at what can safely be seen, photos and a clear written report. Across Kent, we cover Bearsted.
