Roof leak investigations around Caring

Historic houses such as Stoneacre, about 0.7 miles south-west, show how far back building in the area around Caring goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.

If you own one of the older houses in the streets near St Nicholas's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Bearsted station may find that tracing a leak quickly matters when a tenant is living with it.

Roof leak investigation in Caring: what you get

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Common reasons to book are water that shows only in certain storms and ceiling stains that grow after rain, on rooflights and dormers, valleys and parapet gutters and slate and tile slopes.

For a small place like Caring, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

When to book a survey in Caring

A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.

Signs worth acting on include:

  • Drips in the loft during heavy rain
  • Leaks at a dormer or roof window
  • Leaks below a flat extension roof
  • Wet patches high on an inside wall

For site and facilities teams at buildings like Leeds and Broomfield Church of England Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before you book

  • Which limits apply to the survey
  • Will the report include photos?
  • Is VAT included in the price?
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Caring: your questions answered

Do you cover smaller places like Caring?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you cover Caring?

We do. Every survey there gets the same written report with photos.

Is it a leak or condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

How do I book a survey in Caring?

Simply call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

What a survey costs

When we price a survey, we consider:

  • Whether it is a home or a commercial building
  • Which survey package you book
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Anything about access we should know
  • The address and postcode of the property
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or send us an email.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, or half a day or so for a commercial building. Rural addresses near Caring can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before and after the survey

These tips come from what we see on roofs every week:

  • Clear the loft hatch so we can get in
  • Protect furniture and flooring under the leak
  • Mention any plumbing above the damp area
  • Leave roof access to professionals

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Check insulation doesn’t block airflow at the eaves.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Leaks that only appear in weather we cannot recreate
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers
  • Flat roof details
  • Lead flashings

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
