Roof surveys across ME17: what to expect

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, the roof space and flat roofs, and people most often book us about worn lead at chimneys and abutments and worn or blocked valleys.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Homes and roofs across ME17

Homes across ME17 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in ME17.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, ME17 included. Visits run on weekdays and at weekends.

Coxheath: If you look after a shop, office or commercial unit, for instance near The Mall Maidstone, a roof report helps plan work around trading rather than after a leak. Homes near green spaces such as Quarry Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Why act early?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What experience they bring
  • Which limits apply to the survey
  • Will they check the loft as well as the outside?

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When you need someone else

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up

Why roofs fail

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

Here are some of the things we see often:

  • Flashings that have come away from the wall
  • Debris building up in roof valleys
  • Crumbling chimney pointing or cracked flaunching
  • Loose ridge or hip tiles

Landlords, agents and block managers in ME17

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Common questions in ME17

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

How much does a roof survey cost in ME17?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How long will you be at the property?

On site, it usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
