What happens if roof problems are left?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Where a roof is exposed, as many are in small places like Lenham Heath, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Why choose Independent Roof Survey in Lenham Heath

About our roof survey in Lenham Heath

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey the roof space, lead flashings and natural slate, and the problems we’re asked to look at most are lifted, split or missing lead flashings and gaps in the roof where coverings have gone.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Practical tips

Here are a few things we’d tell any owner:

  • Mention any flat roofs as well as the main roof
  • Check we can open the loft hatch
  • Hold on to the report for future surveys
  • Take photos of any leaks as they happen

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Signs you need a roof survey in Lenham Heath

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

A survey makes sense if you’ve noticed:

  • Cracked or blistered flat roof coverings
  • Crumbling chimney pointing or cracked flaunching
  • Debris building up in roof valleys
  • Water stains on rafters and ceiling joists

Take a building like The Lenham School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Their report turnaround times
  • Their insurance cover
  • Whether the loft is part of the inspection
  • Will the report include photos?

What’s in a roof survey

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Lenham Heath can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property

Advice

What a roof survey looks like in Lenham Heath

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Lenham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Lenham Heath: your questions answered

Do you cover smaller places like Lenham Heath?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Lenham Heath?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. It is useful to include:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
