Pre-purchase roof surveys near Lenham Heath

Pre-purchase roof survey in Lenham Heath

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. If you are worried about old water stains in the roof space and slipped or missing slates and tiles, a survey will tell you what’s going on.

Being in a small place like Lenham Heath makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Surveys for landlords and agents in Lenham Heath

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Roof by roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Your questions about pre-purchase roof surveys in Lenham Heath

Will you come out to Lenham Heath?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Lenham Heath?

Yes. We cover the whole of London and South East England, and Lenham Heath is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.

How long does a pre-purchase roof survey take?

It usually takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether timbers meet design loads

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • The roof space

What we’re asked to look at in Lenham Heath

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

We are often asked to look at:

  • A ridge or slope that dips
  • Gutters that overflow or drip at the joints
  • Flashings that have lifted or split
  • Signs of past leaks inside the loft

If your house is among the older ones in the streets near Church of the Holy Trinity, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before booking anyone

  • Is there a chance to talk the report through?
  • Their report turnaround times
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Local roofs and buyers in Lenham Heath

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Lenham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Ask the seller about past roof repairs
  • Give your solicitor a copy of the report
  • Look for fresh paint on upstairs ceilings at viewings
  • Check we will be able to get into the roof space

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

The survey, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Lenham Heath, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Unlock side gates and any roof access doors
  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the freeholder or managing agent
