Gutter surveys in Lenham Heath

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. In a hamlet or village like Lenham Heath, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a report with photos and recommendations.

About our gutter survey in Lenham Heath

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey parapet and box gutters, outlets and hoppers and valley gutters, and common reasons people get in touch are cracked or loose downpipes and overflowing valley or parapet gutters.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Surveys for landlords and agents in Lenham Heath

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Lenham Heath questions

I let a flat near Lenham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Will you come out to Lenham Heath?

We do. Villages and rural addresses get the same survey as a town house.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Practical tips

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Keep climbers away from the eaves
  • Look for new stains on ceilings below valleys after rain
  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Have your gutters cleared at least once a year or more frequently near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Gutter surveys around Lenham Heath

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Lenham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of the Holy Trinity: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like The Lenham School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Honest limits

It helps to know what a survey will not do before booking:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
