Gutter survey in Stonebridge Green: what you get

We survey gutters and rainwater systems in Stonebridge Green and right across London and South East England. On the day, we inspect whatever is safely visible from the ground, windows, the loft space and the roof where it’s safe. Time on site typically takes between one and two hours at a typical home, and longer for a large or complex roof. Afterwards, you get a written report with photos and recommendations. If you are worried about leaks at the gutter joints and valley or box gutters that overflow inside, we can find out what’s behind it, on parapet and box gutters, fascias and soffits and eaves gutters alike.

Older buildings in small places like Stonebridge Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

What affects the price in Stonebridge Green

When we price a survey, we consider:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey

Before you get in touch, it helps to have:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Stonebridge Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

How to prepare

  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand

Advice

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Any of our surveys can be booked by landlords, agents and building managers in Stonebridge Green. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Common questions in Stonebridge Green

Do you cover smaller places like Stonebridge Green?

Yes, Stonebridge Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Stonebridge Green is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

How do I arrange a gutter survey in Stonebridge Green?

To book, phone 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and agree a day with you.

Do you look in the roof space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:

  • Get the gutters cleaned out every year
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain
  • Check that downpipes are firmly fixed to the wall

You receive a written report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Gutter surveys in Stonebridge Green: local notes

With Godinton House about 5 miles south-east, Stonebridge Green sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Egerton Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Charing station, a roof report helps you deal with small faults before they turn into a call from a tenant.
