Roof surveys across TN27: what to expect
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey the roof space, lead flashings and natural slate, and the problems we’re asked to look at most are water stains on rafters and ceiling joists and gutters that overflow in heavy rain.
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Roof surveys across TN27: local notes
TN27 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in TN27.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in TN27 is checked with its age and materials in mind.
Headcorn: For landlords with property near Headcorn station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Headcorn Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Signs you need a roof survey
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Typical things we are asked to look at include:
- Cracked mortar along the ridge
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Loose chimney pots
Why get it checked now?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- Which limits apply to the survey
- How long the report takes to arrive
- Whether the inside of the roof is included
What a survey does not cover
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
How the survey changes by roof type
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
How we price roof surveys
We confirm the price for the job before you book. These are the things that affect it:
- Roof area
- The type of building, from a house to a block or an office
- Whether you choose the Basic, Standard or Premium Survey
- Any need for thermal images or a drone flight
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Your questions about roof surveys in TN27
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
What’s the best way to book?
The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof, and we’ll suggest the right survey. We survey on any day of the week.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
