Roof survey in Fir Toll, Kent
Find out the condition of the roof at your property in Fir Toll from an independent roof surveyor. We visit on weekdays and at weekends.
- Debris building up in roof valleys
- Lifted, split or missing lead flashings
- Leaning or weathered chimney stacks
What happens if roof problems are left?
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Where a roof is exposed, as many are in small places like Fir Toll, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

About our roof survey in Fir Toll
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Common reasons to book are cracked mortar along the ridge and ponding, splits or blisters on flat roofs, on lead flashings, flat roofs and natural slate.
Somewhere as small as Fir Toll, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Faults hidden behind ceilings or boarding
- A promise that the roof will not leak in future
- Structural calculations (that’s a structural engineer’s job)
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What we look for on each type of roof
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.
Flat roof coverings
Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.
What we are asked to look at in Fir Toll
Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
These are some of the problems a survey can pick up:
- Water stains on rafters and ceiling joists
- Worn lead at chimneys and abutments
- Ridge tiles that have lifted or moved
- Worn or blocked valleys
For an older house near a landmark such as Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.

The survey, step by step
Once we have finished looking, we write up our findings as a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Fir Toll can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before the survey
- Make a note of anything you’d like us to look at
- Find any records of previous roof work
- Keep pets out of the way during the survey

Advice
Fir Toll questions
Can a landlord with a rental near Pluckley station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Does a conservation area affect roof work in Fir Toll?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Roofs, chimneys and gutters in Fir Toll
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Godinton House about 3.6 miles east, Fir Toll sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
For landlords with property near Pluckley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Pluckley Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
