Roof surveys for homes and businesses in Maltman's Hill

Our roof surveys cover Maltman's Hill and the wider South East. Visits run seven days a week. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or send us an email. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we are asked to look at most are flashings that have come away from the wall and ponding, splits or blisters on flat roofs.

In a village or hamlet like Maltman's Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Common roof problems in Maltman's Hill

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

A survey can pick up problems like:

  • Standing water on a flat roof
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain
  • Loose ridge or hip tiles

Landlords with a home close to Pluckley station may find that the gap between tenancies is a good time to have the roof looked at.

Before booking anyone

  • Will they check the loft as well as the outside?
  • Their track record with similar roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

What a roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings or boarding
  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we check

  • Chimney stacks
  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Flat roofs

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Common questions in Maltman's Hill

Is Maltman's Hill within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Pluckley station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Roof by roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

Useful tips for Maltman's Hill property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Hold on to the report for future surveys
  • Take photos of any leaks as they happen
  • Do not climb onto the roof yourself
  • Look for debris in the garden after high winds

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Roof surveys in Maltman's Hill: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Godinton House, about 5 miles east, show how far back building in the area around Maltman's Hill goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Maltman's Hill, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed
  • Note where any stains or damp appear
