Roof surveys in Southernden

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Southernden, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

About our roof survey in Southernden

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on any day of the week, so it is easy to find a day that suits. We survey flat roofs, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are slipped, cracked or missing slates and tiles and cracked or blistered flat roof coverings.

In a small place like Southernden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How we price roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • House, block, shop or office

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Getting in touch

There is no need for technical words. It is enough to tell us:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, like an exchange date

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

How the survey changes by roof type

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Southernden: your questions answered

Do you cover smaller places like Southernden?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Southernden?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

How long does a roof survey take?

It typically takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. In a small place like Southernden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Common roof problems in Southernden

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.

These are some of the problems a survey can pick up:

  • Worn or blocked valleys
  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved

Leeds Castle, about 4.8 miles north, is one of the historic houses in the wider area around Southernden. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

What to check before booking

  • Whether you get a written report with photos
  • Whether the roof space is looked at, where there is one
  • What they will not be able to tell you
  • Whether VAT is added on top

What a roof survey includes

Roof surveys in Southernden: local notes

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Southernden is about 3 miles from Headcorn Aerodrome. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

Landlords with a home close to Headcorn station may find that a dated record of the roof is useful when planning maintenance across a let.

Before and after the survey

These tips come from what we see on roofs every week:

  • Look for debris in the garden after high winds
  • Gather any paperwork for past roof work
  • Tell us about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
