Roof surveys for homes and businesses in Kings Hill
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed loose chimney pots and slipped, cracked or missing slates and tiles, we can find out what’s behind it, whatever the roof.
In a smaller place like Kings Hill, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Practical tips
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Photograph stains when they appear
- Watch for slipped slates after bad weather
- Mention any damp patches as you book
- Do not climb onto the roof yourself
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.
Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
Kings Hill questions
Is my home in Kings Hill listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Kings Hill?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How much is a survey?
Prices start from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.
What we cannot see
It’s a careful look at the roof, not the whole story. The main limits are:
- Asbestos testing of any kind
- A structural engineer’s report
- The condition of the rest of the building (that’s a RICS home survey)
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.
Roof types and parts we check
- Lead flashings
- Clay and concrete tiles
- Flat roofs
- Natural slate
- Chimney stacks
- Ridges, hips and valleys
- The roof space
What we look for on each type of roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
What a survey costs
Our packages start from £150, with VAT included. What you pay for your roof depends on:

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Kings Hill is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Let us know about parking near the property
- Clear the way to the loft hatch
- Find any records of previous roof work

Advice
What we’re asked to look at in Kings Hill
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead isn’t unusual either, as thieves target it.
Look out for signs like these:
- Flashings that have come away from the wall
- Standing water on a flat roof
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
Landlords with a home close to West Malling station may find that the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- Which limits apply to the survey
- Whether the inside of the roof is included
- Whether the price includes VAT
- How long the report takes to arrive
Local roofs in Kings Hill
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you own one of the older houses in the streets near Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Kings Hill School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
