Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up. For an older or listed building in a place like Teston, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

What you get with us

About our roof survey in Teston

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We’re frequently asked to look into ridge tiles that have lifted or moved and slipped, cracked or missing slates and tiles, on ridges, hips and valleys, flat roofs and the roof space.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof surveys in Teston: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces like Quarry Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Teston is about 4 miles west of Maidstone, in Kent. Surveys in Teston work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. Across Kent, we cover Teston.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

What we check

  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Natural slate
  • The roof space
  • Flat roofs

Should I look at the roof myself first?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Your questions about roof surveys in Teston

Do you cover smaller places like Teston?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Wateringbury station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.

How long does the visit take?

On site, it usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What we are asked to look at in Teston

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

We are often asked to look at:

  • Loose ridge or hip tiles
  • Water stains on rafters and ceiling joists
  • Leaking gutter joints and downpipes
  • Flashings that have come away from the wall

Shop and office owners around Fremlin Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Choosing a roof surveyor

  • Which limits apply to the survey
  • What happens after the report arrives
  • What the report includes, and whether it has photographs
  • Their drone registration, if they fly one

What a roof survey includes

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Older roofs in small places like Teston can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we’re coming

Arrange a survey

Unsure which package suits your roof? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
