About roof surveys in ME18
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. Typical surveys look at flashings that have come away from the wall and loose ridge or hip tiles, across the roof space, ridges, hips and valleys and chimney stacks.
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.

In Yalding, that means homes and buildings near Quarry Wood, The Walnut Tree Public House and St Peter's and St Paul's Church. Homes and roofs across ME18
Across ME18, from Yalding, Wateringbury and Branbridges outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, ME18 included. We survey on any day of the week.
Yalding: Living close to Quarry Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Yalding station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What a survey doesn’t cover
It is useful to know what a survey will not do before booking:
- Asbestos testing of any kind
- A promise that the roof will not leak in future
- The condition of the rest of the building (that’s a RICS home survey)
Why act early?
Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is in the quoted price
- Whether you get a written report with photos
- Their report turnaround times
How the survey changes by roof type
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Any of our surveys can be booked by landlords, agents and building managers in ME18. For a price for a let property or a block, phone 07833 053749 or email us.
Signs you need a roof survey
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
A survey makes sense if you’ve noticed:
- Ridge tiles that have lifted or moved
- Valley linings that have cracked or split
- Condensation or damp timbers in the loft
- Leaking gutter joints and downpipes
ME18 questions
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.
Does the weather affect the survey?
A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Do you work in ME18?
Yes, we do. ME18 is part of the area we cover, and the service is the same as everywhere else we work.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
