- Flights in a restricted zone without permission

- Valleys and parapet gutters
- Chimney stacks
Drone roof survey in Yalding: what you get
From the air, the outer surfaces are clear, but it cannot see inside. Where there’s safe access, we look in the roof space too, since that is where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. We survey chimney stacks, large and complex roofs and tall and steep roofs, and common reasons people get in touch are standing water on a flat roof and flashings that have come away.
Some older homes in villages like Yalding are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

How we price drone roof surveys
A few things affect what a survey costs:
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
- The size of the roof
Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
What we need to know
To price your survey accurately, we will ask about:
- The address and postcode of the property
- Dates you’re working to, like exchange
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
Surveys for landlords and agents in Yalding
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a small place like Yalding, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- We email the report with close-up photos and recommendations.
Before we arrive
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- For flats, make sure roof access has been agreed

Advice
When to book a survey in Yalding
Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. A drone lets us see them closely without touching them.
We’re often asked to look at:
- Blocked valleys and parapet gutters
- Lifted or split lead flashings
- Slipped or missing slates on a high roof
- Vegetation in valleys and gutters
Whatever the street in Yalding, a roof costs least to look after when faults are caught early.
Before you book anyone

What a drone roof survey looks like in Yalding
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.
The streets around a church such as St Peter's and St Paul's Church are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Checking the roof from ground level
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Questions from Yalding
How do I find out if my home in Yalding is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Yalding?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.
Are there drone restrictions in central London?
Central London has restricted areas where NATS permission is needed. Where we can’t fly, we use other safe vantage points and explain what we could see.
What if it’s windy or raining on the day?
The flight waits for better weather. A small drone can’t fly safely in strong wind or a downpour, so we’d move the date with you, or look from other safe viewpoints if you’d rather.
Will the drone film my neighbours?
The camera stays on your roof, not on neighbouring gardens or windows. We inspect only the roof you’ve asked about. If your roof is shared, it’s useful to tell your neighbours about the visit.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
