How a drone roof survey works in Nettlestead Green

Our price is from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There is a 12-month follow-up as well. We will tell you if a drone is not the right tool for your roof. You get a written report with the close-up photos from the flight. If you are worried about lifted or split lead flashings and cracked slates and tiles out of sight from below, we can find out what’s behind it, on chimney stacks, fragile roofs and tall and steep roofs alike.

Older buildings in small places like Nettlestead Green may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Different roofs, different checks

Steep slate and tile slopes

Walking on fragile coverings can break them. The drone sees them without touching them, so the survey does not add damage.

Flat roofs on tall buildings

Leaks frequently start at outlets, edges and around plant. We photograph them closely.

Drones, thermal imaging and Nettlestead Green roofs

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

Historic houses such as Old Soar Manor, about 4.3 miles north-west, show how far back building around Nettlestead Green goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. Take an older house close to St Mary's Church: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Prices for drone roof surveys in Nettlestead Green

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from ground level or a window
  • Dates you are working to, like exchange
  • The address and postcode of the property

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Let neighbours know about the flight if your roof is shared
  • Keep pets indoors during the flight
  • Book early if you are near an airport
  • Let us know the exact address as you book

With the Premium Survey, the report arrives the same day. Drone photographs are included where we could fly.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Common questions in Nettlestead Green

Does a conservation area affect roof work in Nettlestead Green?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is drone flying allowed in Nettlestead Green?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

How it works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Nettlestead Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Photos in conditions too poor to fly
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
