How a roof survey works in Nettlestead Green

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed gutters that overflow in heavy rain and lifted, split or missing lead flashings, we can find out what’s behind it.

In a village or hamlet like Nettlestead Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly.

What we’re asked to look at in Nettlestead Green

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Things that often lead to a survey include:

  • Worn lead at chimneys and abutments
  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken

If you own a rental within reach of Yalding station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Are they insured for the work?
  • What the survey will not cover
  • What the report includes, and whether it has photos
  • How long the report takes to arrive

Your questions about roof surveys in Nettlestead Green

Do you cover smaller places like Nettlestead Green?

Yes, Nettlestead Green is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Yalding station book a roof survey?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

How do I book a survey in Nettlestead Green?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How much is a survey?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we check

  • Clay and concrete tiles
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Natural slate

Roof by roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Roof surveys around Nettlestead Green

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Old Soar Manor about 4.3 miles north-west, Nettlestead Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark like St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Prices for roof surveys in Nettlestead Green

We confirm the price for your roof before booking. This is what makes a difference:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • Which survey package you book

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window

A quick phone call is normally the easiest start: phone 07833 053749 or email us. You will have a price before anything is arranged.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Older rural homes like those around Nettlestead Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Let us know about any leaks or stains you’ve seen
  • Look for debris in the garden after high winds
  • Don’t climb onto the roof yourself
  • Find records of any re-roofing or repairs

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
