Drone roof surveys in Northfleet: local notes

Northfleet lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Historic houses such as Cobham College, about 3.7 miles south-east, show how far back building around Northfleet goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Northfleet is about 5 miles east of Dartford, in Kent. In Northfleet, as across Kent, every roof gets the same careful survey. We cover towns and villages across Kent, from the larger towns to small villages. There is also a page for Maidstone.

Drone roof survey in Northfleet

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. We check the airspace for your address before the visit. We’ll tell you if another approach would work better. We survey large and complex roofs, tall and steep roofs and flat roofs on upper floors, and people most frequently book us about damage after a storm that can’t be seen from below and blocked valleys and parapet gutters.

In older houses around Northfleet, loft insulation can be thin, patchy or missing in places. A thermal camera shows those cold and warm patches, and some of them can point to moisture. It shows temperature, so anything that looks like moisture is checked with a meter, while drone photos show the outside of the same roof. Results depend on conditions, so the timing of the visit matters.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Northfleet: your questions answered

How do I find out if my home in Northfleet is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Northfleet?

Yes, Northfleet is one of the places we work. Every survey there gets the same written report with photographs.

What happens if the weather is bad?

Safety comes first, so the weather decides. We won’t fly in high wind or heavy rain. If the weather turns, we’ll discuss another date.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see each point for yourself.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two for a house, and longer for a large or complex roof. In Northfleet, parking is rarely complicated, though it is useful to know about driveways or restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Preparing for the visit

  • Let us know about parking near the property
  • Check pets are kept safely away
  • Check the loft hatch can be reached

When to book a survey in Northfleet

Hidden gutters and valleys are easy to overlook. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

Most people get in touch when they’ve noticed something like this:

  • Eroded pointing on a chimney stack
  • Flashings that have come away
  • Hidden gutters full of leaves
  • Wind damage high on the roof

Anyone responsible for a site like Northfleet Technology College will know that big roofs are where photos from the air and thermal images show the most at once.

What to check before booking

  • How long they’ve been surveying roofs
  • How long the report takes to arrive
  • Is there a chance to talk the report through?
  • Whether you get a written report with photos

What’s in a roof survey

What we cannot see

In fairness, there are limits to any roof survey:

  • A flight on a day when the weather isn’t safe
  • Whether the roof structure meets design loads
  • Anything inside the loft or under the coverings

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Chimney stacks
  • Valleys and parapet gutters
  • Tall and steep roofs

What affects the cost of drone roof surveys

Prices vary from roof to roof, for these reasons:

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The property’s address and postcode

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Why get it checked now?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. Seeing the problem makes it easier to decide what to do. Extensions and dormers on homes around Northfleet often hide the first signs of trouble at their joints with the main roof. A few wet winters later, it can mean new plaster and decorating as well as roof work.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
