Chimney survey in Yalding: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We survey shared and party-wall stacks, chimney pots and cowls and flaunching, and the problems we are asked to look at most are cracked or missing flaunching and a stack that appears to lean.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at a typical home, and about three to four hours for a commercial roof. Around Yalding, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices

How to book

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

What we look for on each type of roof

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

How we price chimney surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.

Booking your survey

Here’s what helps us most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • Where water is showing inside, if it is

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or email us.

Questions from Yalding

Will you come out to Yalding?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Yalding is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

What will the report tell me?

A written report with photos, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Common roof problems in Yalding

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Look out for signs like these:

  • Eroded joints in the brickwork
  • Loose, cracked or missing pots
  • Flashings pulling away from the stack
  • Flaunching that has broken away

Take an older house close to St Peter's and St Paul's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before you book

  • Their report turnaround times
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the price includes VAT
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Useful tips for Yalding property owners

These tips come from what we see on roofs every week:

  • Check your stacks from ground level after strong winds
  • Book a sweep for flues that are in use
  • Leave close inspection to people with safe access
  • Ask for ventilated caps on redundant stacks

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

What this survey can’t tell you

Before booking, it is worth knowing what a survey won’t do:

  • Whether a gas appliance or its flue is safe
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

Chimney surveys around Yalding

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

Trees in and around Quarry Wood shed leaves that can end up in nearby gutters. Landlords with a home close to Yalding station may find that the gap between tenancies is a good time to have the roof looked at.
