Chimney survey in Nettlestead
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and what we recommend. Typical surveys look at flaunching that has broken away and a stack that appears to lean, across chimney breasts, brick chimney stacks and lead flashings.
In a small place like Nettlestead, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Surveys for landlords and agents in Nettlestead
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Wateringbury station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How quickly is the report sent?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
What does a chimney survey cover?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photos.
Does the report include photos?
Yes. The report includes photographs of what we found.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two at a house, as part of a look at the roof around the stack. In a hamlet or village like Nettlestead, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can be seen safely.

Advice
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Keep track of stains on chimney breasts
- Use the report as a baseline for future checks
- Have the flue swept and checked if you use the fire
- Check with the council before altering a stack in a conservation area or on a listed building
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Structural calculations for a leaning stack
- Hidden damage within the stack
- Areas we cannot view from safe positions
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What we look for on each type of roof
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Flaunching
We frequently find flaunching that has cracked or broken away. Caught early, it’s often a small job.
Roofs, chimneys and gutters in Nettlestead
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Old Soar Manor, about 4.3 miles west, show how far back building in the area around Nettlestead goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Wateringbury Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Wateringbury station may find that a dated record of the roof is useful when planning maintenance across a let.

What affects the price in Nettlestead
A few things affect what a survey costs:
- Whether you choose the Basic, Standard or Premium Survey
- Commercial roofs and larger buildings

- How complicated the roof is, with its valleys, chimneys and parapets
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.
