Chimney surveys near Teston

How the survey works

After the inspection, everything we found is written up in a report with photographs. On timing, it typically takes an hour or two on an ordinary house, and more on a big or complicated roof. Cottages and farmhouses around Teston often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Note where any stains or damp appear
  • Keep pets out of the way during the survey
  • Jot down any questions you want answered

Advice

Chimney survey in Teston

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. Typical surveys look at damaged chimney pots and cowls and cracked or missing flaunching, on chimney breasts, flaunching and chimney pots and cowls.

In a small place like Teston, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a survey costs

A few things affect what a survey costs:

  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Any deadline, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Different roofs, different checks

Chimney pots and cowls

Each pot is bedded into the flaunching, frequently with a cowl or cap on top. We check that they look secure and undamaged.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Teston: your questions answered

I let a flat near Wateringbury station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

How do I find out if my home in Teston is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

More than 5,000 surveys over 20+ years, across London and South East England.

Surveys for landlords and agents in Teston

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Teston homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Wateringbury station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Wateringbury Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Quarry Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

When you need someone else

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • The inside of the flue, which needs a sweep or flue specialist
  • A structural engineer’s assessment
  • Hidden damage within the stack

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
