Need a flat roof survey in Yalding?

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Flat roof survey in Yalding: what you get

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed leaks around rooflights and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Yalding, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we look for on each type of roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. Around Yalding, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property
  • Let us know about any leaks, stains or damp patches you know of

Advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common questions in Yalding

How do I find out if my home in Yalding is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Yalding within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Can you survey in bad weather?

Light rain does not normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. A commercial roof normally takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

How do I arrange a flat roof survey in Yalding?

To book, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What a flat roof survey looks like in Yalding

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live in an older home near St Peter's and St Paul's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Common roof problems in Yalding

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

These are some of the problems a survey can pick up:

  • Outlets that hold water back
  • Pools of water lying on the roof
  • Dips that suggest the deck is deflecting
  • Leaks around rooflights

If you let a flat or house near Yalding station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Are they insured for the work?
  • Is there a chance to talk the report through?

What to expect from a roof survey

Why it is worth a survey now in Yalding

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Where a roof is exposed, as many are in small places like Yalding, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
