Roof survey in Kent Street

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. If you’ve noticed cracked mortar along the ridge and water stains on rafters and ceiling joists, we can find out what’s behind it, on lead flashings, flat roofs and ridges, hips and valleys alike.

Older buildings in small places like Kent Street may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.

Roofs, chimneys and gutters in Kent Street

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Old Soar Manor, about 2.8 miles west, show how far back building in the area around Kent Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like St Lawrence's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Kings Hill School will know that large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Manor Park Country Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

What this survey can’t tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate
  • The roof space

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. For older village homes like those around Kent Street, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What affects the price in Kent Street

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your roof before booking.

Getting in touch

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Somewhere like Kent Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a report with photographs and recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Keep pets inside or away from the areas we are looking at
  • If it is not your property yet, arrange access through the agent

Getting a price

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or use the contact form with the details.

Questions from Kent Street

Is my home in Kent Street listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Kent Street?

Yes. Kent Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
