Pre-purchase roof survey in Kent Street, Kent

A roof survey before you buy a house or flat in Kent Street. More than 5,000 surveys completed across London and South East England.

  • Bitumen or mortar used in place of proper repairs
  • Cracked flaunching or crumbling chimney pointing
  • Gutters choked with leaves and moss

Pre-purchase roof surveys for Kent Street homes and businesses

What we look for on each type of roof

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

Pre-purchase roof survey in Kent Street

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing, we can find out what’s behind it, on chimney stacks, lead flashings and valleys and the roof space alike.

For a small place like Kent Street, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Kent Street, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Do you need a pre-purchase roof survey in Kent Street?

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from the ground.

Most people get in touch after spotting one of these:

  • Blistered or split felt on a flat roof
  • Gutters that overflow or drip at the joints
  • Flashings that have lifted or split
  • Slates or tiles that have slipped or gone

For landlords with property near Wateringbury station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions to ask before you book

  • How they plan to inspect the roof safely
  • What follow-up you get after the report
  • Their track record with similar roofs
  • How long the report takes to arrive

What a roof survey includes

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Kent Street homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own one of the older houses in the streets near St Lawrence's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Historic houses like Old Soar Manor, about 2.8 miles west, show how far back building around Kent Street goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Kent Street: your questions answered

Is Kent Street within the area you cover?

Yes. Kent Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is Kent Street in the area you cover?

We do. The survey and report are the same in Kent Street as anywhere else.

Does the weather affect the survey?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Do you need access inside the house?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Pass the findings to your conveyancer
  • Check the lease for roof repair responsibilities
  • Ask whether there are papers for past roof work
  • Check we will be able to get into the loft space

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
