Pre-purchase roof survey in New Pound

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey gutters and downpipes, clay and concrete tiles and the roof space, and people most often book us about damp timbers or stains in the loft and slates or tiles that have slipped or gone.

In a village or hamlet like New Pound, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Buying a home or a new roof in New Pound

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Historic houses such as Old Soar Manor, about 1.9 miles west, show how far back building around New Pound goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own a rental within reach of Wateringbury station, a written report helps before buying a rental or paying for a new roof on one. If your house is among the older ones in the streets near St Lawrence's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Your questions about pre-purchase roof surveys in New Pound

Do you cover smaller places like New Pound?

Yes, New Pound is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is New Pound in the area you cover?

We do. The survey and report are the same in New Pound as anywhere else.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is typically arranged through the agent or seller.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photographs. It isn’t a RICS survey and doesn’t cover the rest of the house.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

What affects the cost of pre-purchase roof surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

Getting the details right at the start saves time. Please include:

  • Dates you’re working to, such as exchange
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a pre-purchase roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Anything beyond the roof, which a full home survey covers
  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Roofs we survey in New Pound

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Around New Pound, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Roof by roof

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as New Pound, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand

Getting a price

Booking is simple: just phone 07833 053749 or use the contact form, tell us about the property and we’ll explain which survey suits. The price is agreed up front.
