What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Chimney survey in New Pound

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We check what can safely be seen and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and our recommendations. We survey flaunching, shared and party-wall stacks and chimney pots and cowls, and common reasons people get in touch are damp patches on chimney breasts and gaps in the mortar around the pots.

In a small place like New Pound, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like New Pound, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

Prices for chimney surveys in New Pound

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • How big the roof is
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • The reason for the survey, like buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Have brackets on the chimney checked
  • Have the flue swept and checked if you use the fire
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Use the report as a baseline for future checks

Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What a chimney survey looks like in New Pound

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Old Soar Manor, about 1.9 miles west, show how far back building in the area around New Pound goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For an older house near a landmark like St Lawrence's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Wateringbury station, the gap between tenancies is a good time to have the roof looked at. Take a building like Mereworth Community Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

New Pound: your questions answered

I let a flat near Wateringbury station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is New Pound within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What a chimney survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • A structural engineer’s assessment
  • Conditions inside walls
  • Areas we can’t view from safe positions

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Flaunching
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks

How the survey changes by roof type

Flaunching

We frequently find flaunching that has cracked or broken away. It’s usually a modest repair when it’s caught early.

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.
