How a chimney survey works in Comp
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey flaunching, lead flashings and brick chimney stacks, and people most often book us about a chimney out of line and unused flues sealed without airflow.
In a village or hamlet like Comp, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

The survey, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey usually takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Comp, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Dig out any old roof reports or invoices
- Tell us where we can park nearby
- Have keys ready for side gates, garages or roof access doors

Comp homes and their roofs
Old Soar Manor, about 1.7 miles south-west, is one of the historic houses in the wider area around Comp. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Platt Church of England Voluntary Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Borough Green & Wrotham station may find that a dated record of the roof is useful when planning maintenance across a let.

How we price chimney surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- How big the roof is
- How many separate roofs there are, like extensions, dormers and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Helping us price your survey
You don’t need to know any roofing terms. Just let us know:
- Any marks or damp showing indoors
- The property’s address and postcode
- Anything about access we should know
- Your timetable, like an exchange date
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.
Different roofs, different checks
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Common questions in Comp
Does a conservation area affect roof work in Comp?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
I let a flat near Borough Green & Wrotham station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.
Is a chimney survey the same as a flue inspection?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Should a redundant chimney be removed?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check with the council before altering a stack in a conservation area or on a listed building
- Glance at the stacks from the street now and then
- Make sure fixings on the stack are secure
- Keep the report to compare against at the next survey
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.
Leave it or get it looked at?
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. For an older or listed building in a place like Comp, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.
