Surveys for landlords and agents in Comp

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How a thermal roof survey works in Comp

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or send us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey pitched roof slopes, commercial roofs and ceilings below the roof, and people most frequently book us about heat escaping through the roof and wet insulation beneath the membrane.

Older buildings in small places like Comp may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey changes by roof type

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Comp questions

Is Comp within the area you cover?

Yes. Comp is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Comp in the area you cover?

Yes, Comp is one of the places we work. The survey and report are the same in Comp as anywhere else.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

How long is the visit?

It typically takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll confirm the timing when you book.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. Somewhere as small as Comp, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Make a note of anything you’d like us to look at
  • If it isn’t your property yet, arrange access through the agent
  • Note where any stains or damp appear

How to book

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Airspace, weather and Comp roofs

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Platt Church of England Voluntary Aided Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. With Old Soar Manor about 1.7 miles south-west, the area around Comp has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Take an older house close to Church of St Mary: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What affects the cost of thermal roof surveys

All our prices include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

If you can, have these to hand when you contact us:

  • Dates you are working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

What you can safely check yourself

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Why act early in Comp

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. For older village homes like those around Comp, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

All our prices include VAT. Our price is from £400, including VAT. We confirm the price for the job before booking.
