Basted Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof across Basted, with drones and thermal imaging where they help. Get in touch for a price.
- Cold areas below the roof
- Damp that repairs haven’t cured
- Leaks far from where the stain appears
How a thermal roof survey works in Basted
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed possible trapped moisture under a flat roof covering and wet areas near outlets and upstands, a survey will tell you what’s going on.
Somewhere as small as Basted, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What affects the price in Basted
Our packages start from £150, with VAT included. The price for your roof depends on:

- Extensions, dormers and garages with roofs of their own
- Which survey package you book
- Whether it is a home or a commercial building
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
Booking your survey
A little information up front helps. Please include:
- Dates you are working to, such as exchange

- Any photos you have, taken from the ground or a window
- The kind of building and roof involved

What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere as small as Basted, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
- Mention any parking restrictions on your street

Loft insulation
The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there’s a pattern around them.
Common questions in Basted
Do you carry out roof surveys in Basted?
Yes. Our area covers London and the South East, and Basted is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Will you come out to Basted?
We do. Villages and rural addresses get the same survey as a town house.
How do I arrange a thermal roof survey in Basted?
To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
How long is the visit?
Expect it to take about 1–2 hours at a typical home, and more on a big or complicated roof. You’ll then get the report by email.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
Airspace, weather and Basted roofs
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For site and facilities teams at buildings such as Borough Green Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. With Old Soar Manor about 1.4 miles south-east, the area around Basted has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.
Basted is about 5 miles east of Sevenoaks, in Kent. Houses, flats, blocks and commercial buildings in Basted can all book thermal roof surveys, with a written report and photographs every time. Basted is one of the places in Kent where we work. There’s also a page for Maidstone.

What we cannot see
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- The condition of timbers we can’t see
- Insulation values or heat loss calculations
- Confirming water without moisture readings
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Loft conversions
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs
- Flat roofs
- Insulated roof spaces
When to book a survey in Basted
After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
Most people get in touch when they’ve noticed one of these:
- Missing or slipped insulation
- Water getting in at parapets and stacks
- Leaks far from where the stain appears
- Damp around roof outlets and upstands
Take an older house close to The Church of the Good Shepherd: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Before you book anyone
- Their report turnaround times
- Are they insured for the work?
- Which parts of the roof they’ll actually see
- How long they’ve been surveying roofs
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
