Gutter survey in Basted

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed leaves and moss blocking gutters and joints that drip after rain, a survey will tell you what’s going on, on eaves gutters, valley gutters and outlets and hoppers alike.

Older buildings in small places like Basted may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a gutter survey looks like in Basted

The wider area around Basted has a long history of building, with Old Soar Manor about 1.4 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near The Church of the Good Shepherd, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Borough Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Ivy Hatch Nature Reserve shed leaves that can end up in nearby gutters.

When you need someone else

A survey is a proper look at the gutter, but it cannot do everything. The main limits are:

  • Rot or damp concealed behind fascias or inside walls
  • Gutters out of sight from every safe vantage point
  • Blockages deep inside downpipes

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

Roofs we survey in Basted

  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Eaves gutters

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For older village homes like those around Basted, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Basted, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Get the gutters cleaned out every year
  • Look out for overflows when it pours
  • Get trees that overhang the gutters trimmed
  • Look for new stains on ceilings below valleys after rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

Your questions about gutter surveys in Basted

Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Is my home in Basted listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or use the contact form.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Landlord and commercial surveys in Basted

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What affects the cost of gutter surveys

Several things affect the price of a survey:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

If you can, have these to hand when you contact us:

  • Dates you’re working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • What’s prompted the survey

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or email us.
