Roof survey in Basted
We inspect what can be seen safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. We are often asked to look into lifted, split or missing lead flashings and crumbling chimney pointing or cracked flaunching, on ridges, hips and valleys, natural slate and the roof space.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Roof by roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What we are asked to look at in Basted
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
A survey makes sense if you’ve noticed:
- Standing water on a flat roof
- Leaking gutter joints and downpipes
- Worn or blocked valleys
- Cracked mortar along the ridge
Landlords with a home close to Borough Green & Wrotham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before you book any roof surveyor
- How long the report takes to arrive
- What the report includes, and whether it has photographs
- Will they check the loft as well as the outside?
- What experience they bring
How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Basted, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Jot down any questions you want answered
- Leave a clear route to the loft
- Make sure pets are kept safely away

Basted homes and their roofs
About 1.4 miles south-east lies Old Soar Manor, a reminder of how long the area around Basted has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park such as Ivy Hatch Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like Borough Green Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about roof surveys in Basted
Do you cover smaller places like Basted?
We do. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Borough Green & Wrotham station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
What do you check on a roof survey?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. The report includes photos and recommendations.
Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Leave roof access to professionals
- Gather any paperwork for past roof work
- File the report with your home documents
- Keep a record of damp patches and dates
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
Why it’s worth a survey now in Basted
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. For older village homes like those around Basted, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
