How the survey works

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey typically takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In a small place like Basted, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Keep pets in another room
  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work

Advice

New roof snagging in Basted: what you get

Our report records what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. Typical surveys look at debris left in gutters or valleys and damage to other parts of the building, across replacement roofs, new-build homes and loft conversions and dormers.

In a village or hamlet like Basted, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Roof by roof

Ridges, hips and verges

Verges are easy to get wrong, so we look at them carefully.

Valleys

Valleys carry a lot of water, so it needs to be finished well. We check the valley lining and the cut tiles or slates beside it.

Do you need new roof snagging in Basted?

A roof is hard for most owners to see properly. Without an independent check, you’re relying on what can be seen from the ground and you may be asked to pay anyway.

Signs worth acting on include:

  • Missing or blocked roof ventilation
  • Loose flashings at walls or chimneys
  • Gutters blocked by building debris
  • Underlay ending short at the eaves

If you live in an older home near The Church of the Good Shepherd, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before booking any roof surveyor

  • Are they insured for the work?
  • Their drone registration, if they fly one
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Buying a home or a new roof in Basted

The wider area around Basted has a long history of building, with Old Soar Manor about 1.4 miles south-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Borough Green & Wrotham station, a roof report gives you a clear picture before you buy or settle up with a roofer.
