New Roof Snagging across Kent

About new roof snagging in Kent

Householders book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. Common reasons to book are offcuts and broken tiles left behind and loose or badly finished ridge tiles, on flashings and valleys, new-build homes and loft conversions and dormers.

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for a house, while a commercial roof takes nearer three to four hours.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

How our prices work

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Most bookings start with a short call: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Near you in Maidstone

We work in homes and buildings around Paper Makers Arms, Maidstone Grammar School and St Philip's Church. Also close by are River Len LNR (within half a mile north-east), South Borough Primary School (less than half a mile south) and St Augustine Academy (1.2 miles west). For rail, the closest station is Maidstone West station, about 0.6 miles north-west. A little further out are Maidstone Carriage Museum (within half a mile north-west) and Oakwood Hospital (1.8 miles west). For a walk, there’s Burham Down and Boxley Hills.

Homes and roofs across Kent

In Kent, our new roof snagging work takes in houses, flats and bungalows, from Maidstone, Ashford and Canterbury to the quieter places in between. Each age of home has its own roof details, from slate and lead to concrete tiles and breathable membranes.

Our area covers London and South East England, including Kent. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Some of Kent sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. If conditions are not right, the visit moves to a calmer day.

Maidstone: With Stoneacre about 2.4 miles south-east, the area around Maidstone has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own one of the older houses in the streets near St Philip's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Agree snagging with your roofer at the start
  • Check that gutters weren’t left full of offcuts
  • Send the snagging report to your roofer
  • Arrange the inspection before settling the final bill

The report gives your roofer a clear list to work through. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.

Keep paperwork for the new roof together. The report belongs with them.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

How we price new roof snagging

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

Before you get in touch, it is useful to have:

  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Why roofs fail

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters or damage lower roofs.

A survey can pick up problems such as:

  • Gaps at new flashings
  • Underlay at the eaves left exposed
  • Cracked or slipped new tiles or slates
  • Signs of condensation in the loft space

What happens if roof problems are left?

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover.

Before you book any surveyor

  • Are they insured for the work?
  • Their report turnaround times
  • Will the report include photos?
  • Is VAT included in the price?

Kent questions

How do I book a survey in Kent?

Just ring 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Do you work in Kent?

Yes. We survey roofs across London and South East England, and that includes Kent.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Will you walk on the roof?

Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
