Postling New Roof Snagging
Not sure what state the new roof is in? We carry out new roof snagging in Postling and across Kent, with plain-English findings.
- Cracked mortar at the ridge or hips
- Loose flashings at walls or chimneys
- Verge tiles or slates not secured
What affects the cost of new roof snagging
Prices always include VAT. The things that change the price are:
- Building height and the viewpoints available
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
What to tell us when you get in touch
We’ll usually ask about:
- Where the property is, with the postcode
- Your timetable, such as an exchange date
- What made you get in touch
- How the loft is reached, if there is one
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or use the contact form with the details.
New roof snagging in Postling: what you get
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photos. Any debris left behind or damage to other parts is recorded too. If you’re worried about cracked lower roofs or marked walls after the work and underlay at the eaves left exposed, a survey will tell you what’s going on, whatever the roof.
Being in a small place like Postling makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
What you get is a clear record of the new roof on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What else we do in Postling
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Postling, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You let us know what work was done and when.
- The new coverings and roof edges are inspected as far as can be seen safely.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The roof space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Before we arrive
- Check we can get to the back of the property
- Jot down any questions you want answered
- Make sure the loft hatch can be reached

Postling: your questions answered
Does being near the coast affect roofs in Postling?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.
Is my home in Postling listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.
Is snagging available for a new-build house roof?
Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.
How much is new roof snagging?
New roof snagging starts from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, call 07833 053749 or drop us an email.
Honest limits
A survey is a careful look at the new roof, but it can’t do everything. Its limits include:
- What’s under the new coverings
- Deciding who is at fault in a disagreement
- Repair costs for putting snags right
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Replacement roofs
- New-build homes
- Flashings and valleys
- Ridges and verges
- Loft conversions and dormers
- New flat roofs
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Signs you need new roof snagging in Postling
Many people book because something does not look right. Others just want an independent check before paying before the job is closed.
Typical things we are asked to look at include:
- Flashings not properly dressed or fixed
- Poorly finished verges
- Vents that weren’t fitted or are covered
- Underlay not dressed into the gutter

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Postling homes and their roofs
The coast is about 3 miles or less from Postling, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Historic houses such as Westenhanger Castle, about 1.8 miles south-west, show how far back building in the area around Postling goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If your home is one of the older ones in the streets near Church of St Mary and St Radegund, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
