Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Walk round the house to look for knock-on damage
  • Watch for drips in the loft space with care
  • Tell your roofer the work will be inspected
  • File all paperwork for the new roof

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.

New roof snagging in Lyminge: what you get

Our snagging inspections cover Lyminge and the rest of London and the South East. A visit normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed gutters or fascias damaged during the job and loose flashings at walls or chimneys, a survey will tell you what’s going on, on flashings and valleys, replacement roofs and new flat roofs alike.

Some older homes in villages like Lyminge are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens on the day

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. Older rural homes like those around Lyminge can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Jot down any questions you want answered
  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building

Advice

Questions from Lyminge

Is my home in Lyminge listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Lyminge, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Lyminge is within about 4 miles of the coast.

Do you climb onto every roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How much is new roof snagging?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your roof, phone 07833 053749 or drop us an email.

What new roof snagging looks like in Lyminge

Lyminge lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Sandling station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a good roof survey covers

Leave it or get it looked at?

Leaving debris in gutters can cause overflows and send water down the walls. Spotting it now saves chasing damp later. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
