About our landlord roof survey in Lyminge
Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. Typical surveys look at standing water on a flat roof and cracked or lifting flashings, on gutters and downpipes, converted houses and shared roofs.
Older buildings in small places like Lyminge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Landlord roof surveys in Lyminge: local notes
Lyminge lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Acrise Place, about 2.1 miles east, is one of the historic houses in the wider area around Lyminge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Sandling station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Lyminge Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Lyminge is about 4 miles north of Hythe, in Kent. Lyminge is one of many places we visit across Kent, for houses, flats and commercial buildings. Lyminge is one of the towns and villages in Kent where we work for landlord roof surveys. Canterbury is in our area too.

What’s near Lyminge
The closest station to Lyminge is Sandling station, about 2.8 miles south of the centre. Nearby you’ll also find Saltwood Castle (3.3 miles south) and Elham Valley Countryside Centre And Railway Museum (2.5 miles south-east). Open spaces near Lyminge include Tolsford Hill.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Landlord and commercial surveys in Lyminge
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Your questions about landlord roof surveys in Lyminge
Does being near the coast affect roofs in Lyminge?
It can do. Within about 4 miles of the sea, as Lyminge is, metal fixings wear faster and gales find any loose ridge or slate.
I let a flat near Sandling station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
How long will you be at the property?
It typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. You’ll then get the report by email, on the timescale of your package.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
Do you test for asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Why act early in Lyminge
Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. In a place like Lyminge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

What this survey can’t tell you
It is a careful look at the let or shared roof, not the whole story. Its limits include:
- Structural calculations or an engineer’s report
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Responsibility under a lease
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.
What we look at
- Converted houses
- Gutters and downpipes
- Blocks of flats
- Rented houses
- Shared roofs
- Flat roofs on blocks
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a single let house, with blocks of flats taking longer. Around Lyminge, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear
