About our landlord roof survey in Deal
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. Typical surveys look at ceiling stains reported by tenants and missing or loose roof coverings, across flat roofs on blocks, rented houses and shared roofs.
Semis and terraces in a town like Deal share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we are surveying. It helps to mention any shared stacks or gutters when you book.
The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later.

Landlord roof surveys around Deal
Deal is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you live near a park like Betteshanger Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a building like Castle Community College, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Deal is about 14 miles east of Canterbury, in Kent. We carry out landlord roof surveys for homes and businesses in Deal. Deal is one of the towns and villages in Kent where we work for landlord roof surveys. There’s also a page for Canterbury.

When to book a survey in Deal
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.
Common reasons to book include:
- Loose ridge or hip tiles
- Gutters overflowing onto walls
- Damp or stains in top-floor flats
- Parapets and upstands in poor repair
With Walmer Castle about 1.2 miles south, the area around Deal has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Choosing a roof surveyor
- Whether you get a written report with photos
- What follow-up you get after the report

- Whether any drone flown is registered with the CAA
What we can’t see
To be straight with you, there are limits to any roof survey:
- Roof areas we weren’t given access to
- Legal advice on leases or service charges
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
What this survey covers

- Blocks of flats
Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
What we do, step by step
Once we have finished looking, we write up our findings as a written report with photos. As for time on site, it typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. A survey in Deal needs access inside and out, including the loft hatch and any rooms with damp. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the roof space and any flats we need to enter.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared
- Check pets are kept safely away

Advice
Deal questions
Can a landlord with a rental near Deal station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.
How do I find out if my home in Deal is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How do I book a survey in Deal?
Simply phone 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you work in Deal?
Yes. Our area covers London and South East England, Deal included.
Will you inspect a roof that several owners share?
Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
Getting in touch
To price your survey accurately, we’ll ask about:
- How the loft is reached, if there is one
- When you need the report by
- Photos of the roof, taken safely from the ground or a window

Practical tips
These tips come from what we see on roofs every week:
- Keep roof surveys on a rolling plan
- Check your lease or ask a solicitor about who pays
- Have gutters and outlets cleared every year
- Keep past survey reports with the building’s records
How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Deal with the high-priority defects quickly and schedule the others. Left alone, minor faults typically get worse.
