FAQs for Sholden Meadows
I let a flat near Deal station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.
Do roofs near the sea, like those around Sholden Meadows, take more of a battering?
Often, yes. Within about 2 miles of the sea, as Sholden Meadows is, metal fixings wear faster and gales find any loose ridge or slate.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Will you go up on the roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
Is Sholden Meadows in your area?
Yes. We cover Sholden Meadows and the rest of Kent. To book, ring 07833 053749 or use the contact form.
Landlord roof survey in Sholden Meadows: what you get
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey rented houses, converted houses and flat roofs on blocks, and the problems we’re asked to look at most are missing or loose roof coverings and loose ridge or hip tiles.
Some older homes in villages like Sholden Meadows are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Local roofs in Sholden Meadows
Sholden Meadows lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Living close to Betteshanger Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Deal station, the gap between tenancies is a good time to have the roof looked at. Walmer Castle lies about 2.1 miles south-east, so building around Sholden Meadows goes back a long way. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

What we can’t see
To be straight with you, a roof survey has limits:
- Walls, floors and services beyond the roof
- Confirming asbestos in older roof materials
- Structural calculations or an engineer’s report
If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and does not.
What we check
- Rented houses
- Gutters and downpipes
- Blocks of flats
- Shared roofs
- Converted houses
- Flat roofs on blocks
Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we are there. In a small place like Sholden Meadows, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Check pets are kept safely away
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared

Related advice
Different roofs, different checks
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
Flat roofs on blocks and rear additions
Flat roof outlets often clog leaving water standing. We check them as part of the survey.
Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Have gutters and outlets cleared every year
- Make leak reporting easy for tenants
- Get legal advice on lease responsibilities
- Keep roof surveys on a rolling plan
If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
