Questions from Margate

Can a landlord with a rental near Margate station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is the coastal weather around Margate hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I book a survey in Margate?

To book, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.

Landlord roof survey in Margate: what you get

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told beforehand. Your agent or you arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. We survey rented houses, flat roofs on blocks and shared roofs, and people most often book us about damaged pots and flaunching and failed flashings at walls and chimneys.

In a town like Margate, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. Photos show you exactly what was seen, even on parts you can’t reach yourself.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. You are welcome to ask questions while we are there. For a visit in Margate, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Clear the way to the loft hatch
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Advice

Surveys for landlords and agents in Margate

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Different roofs, different checks

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Signs you need a landlord roof survey in Margate

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

It’s worth booking a survey if you’ve seen:

  • Failed flashings at walls and chimneys
  • Gaps where tiles or slates have slipped
  • Cracked or leaning shared chimneys
  • Mortar falling from ridges and verges

For an older house near a landmark like Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Walls, floors and services beyond the roof
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

Landlord roof surveys around Margate

The coast is about 1 mile or less from Margate, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 2.9 miles west lies Quex Park, a reminder of how long the area around Margate has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For landlords with property near Margate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Salmestone Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why act early in Margate

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Blocked gutters and downpipes on homes in Margate overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
