Landlord roof survey in Flete

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. We’re often asked to look into loose ridge or hip tiles and damaged party-wall upstands or parapets, on flat roofs on blocks, converted houses and shared roofs.

In a small place like Flete, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly.

Tips that help

Over many surveys, some simple habits stand out:

  • Ask your managing agent about lease terms
  • Hold on to old reports to compare later
  • Put urgent roof work at the top of the list
  • Give tenants a simple way to report leaks

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.

Do you need a landlord roof survey in Flete?

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Problems we come across often include:

  • Cracked or lifting flashings
  • Choked outlets and gutters
  • Damaged party-wall upstands or parapets
  • Worn ridges, hips and verges

If you let a flat or house near Margate station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • What exactly goes into their report
  • Whether the loft is part of the inspection
  • Which limits apply to the survey
  • How much experience they have with roofs like yours

What a good roof survey covers

What happens if roof problems are left?

Finding a roof defect early usually means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. Outbuildings and barns around Flete are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two for a house, and longer for a block or a building with several roofs. Somewhere as small as Flete, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Show us where any leaks or stains appear
  • Gather any invoices or paperwork from past roof work

Questions from Flete

Do you cover smaller places like Flete?

Yes, Flete is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Flete?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What if it rains on the day?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Local roofs in Flete

Flete lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Quex Park, about 2.2 miles west, is one of the historic houses in the wider area around Flete. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like St Gregory's Catholic Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a landlord roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.
