Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

About our storm damage roof report in Flete

If your roof has been damaged, stay safe first. Photograph the damage from the ground or a window, and never climb up. Emergency temporary protection, like covering an opening, is a job for a roofer. Our report records the damage so you have an independent record to give your insurer. Hold on to receipts for anything you pay for. We survey slate and tile slopes, flat roofs and flashings, and the problems we’re asked to look at most are lifted or missing ridge and hip tiles and torn or lifted flat roof coverings.

Being in a small place like Flete makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. In a small place like Flete, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

Flete roofs and the weather

Flete is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in.

If you live in an older home near St. Catherine's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a building like St Gregory's Catholic Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Why get it checked now?

Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. In a place like Flete, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

How the survey changes by roof type

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

Clay and concrete tiles

A missing tile lets rain reach the underlay. We photograph each gap.

FAQs for Flete

Do roofs near the sea, like those around Flete, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Is my home in Flete listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

How are storm damage reports priced?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you’ll need a roofer’s quote for those.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you need a storm damage roof report in Flete?

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.

Typical things we are asked to look at include:

  • Damaged ridges and hips
  • Water coming in after the storm
  • Loose or torn flashings
  • Damaged gutters and fascias

Quex Park lies about 2.2 miles west, so building around Flete goes back a long way. Older roofs around here can leak at old repairs as readily as at original details.
